has anyone bought a commercial office blding with $0 out of pocket?

maybe the seller financed the downpayment or another partner put up the money.

& what about reserves and closing costs?

    As investment realtors we have found that we can easily secure 100 LTV non recourse loans for our clients (conduit, prime or libor) if: the investment is a triple net leased property with a single corporate tenant whose S&P or Moody rating is investment grade (BBB) or better.

    You routinely do 100% financing on commercial deals?? Are they single tenant? What other parameters are there?
